Finally got out of the renters market and purchased a townhome. Was wondering if anyone out there knew any good home owners ins companies with low prices.... gotta have something left over for these ladies.

Congrats. While I can't recommend a good one I can tell you State Farm was THE highest. This is a good site for comparing.

Go watch "Money Pit" . . .and consider it a "how to" manual.

Call an Independent Agent who can shop for the best rates.
Think of them as an Insurance Broker.
Most represent A to A plus companies (Travelers/Hartford/USFG and Liberty Mutual as well as others).
Find a Goosehead or TWFG Agent in your area and call.

Some insurance companies will discount your homeowners' rate if you also give them your car insurance. Might want to ask. Everything is "bargainable".

Congrats! I'd go see a broker that can bundle your car and home insurance etc. You will get better rates that way. Also be prepared to see your home insurance premium go up every year. Better to budget for 10% increases each year - then get caught out.

You might check out AAA. I've always found their prices to be competitive.

Whoever you go with, I strongly recommend you inquire of them re obtaining umbrella insurance. Its among the cheapest insurance available. $1 MM coverage can usually be obtained for ~$250.00 premium per annum.

Since you are in a Townhome, does the HOA have a Blanket policy on all the units?
If so what does it cover (Walls out/Studs out or Full replacement)?
If you do have a Blanket policy share that with your Agent as it may lower your cost as the HOA has partial or full coverage, Coverage is usually on Building only and not on the contents or liability coverages.
DO get an Umbrella policy.
