Default Federal Eviction Moratorium Expires June 30

What do you think is going to happen? Kick the can down the road another couple of months? I see where CA is paying rent for people who can't pay in addition to paying unemployment benefits for people who never had a job.

I can't believe the CDC has this power. No wonder many don't want the pandemic to end-free rent, free money and don't have to drive into work. Do some occasional looting and its all good.

At least the "Free Money and Free Rent" will be ending in Texas. If people cannot afford their prior lifestyle, they've had plenty of time to downsize and make lifestyle changes. It may not be the job they "want" but, there are plenty of jobs everywhere.

I have no sympathy for the ones that have knowingly sat on their asses with their hand out, not paying for the roof over their head; and now want to whine about how "It's not fair, what am I going to do". Maybe... Get A Job Or Two...

In my area, everyone is expecting massive amounts of evictions cause a yrs worth of rent is due. And rents on vacant and avail has increased quite a bit. Leaving tenants zero options as landlords are being quite picky about proof of income.

That edict will die. It was super narrow actually and based on the usual hokum.

1st) It actually only applied to places that had "federal funds" expended. Things like VA or FHA loans or took Section 8 vouchers. Things like that. So if the joint was privately owned or conventional finance, they had nuttin honey.

2nd) They kept trying to find ways to justify their overreach by claiming "models". They predicted, projected, pulled numbers out deh arse using "models" that said many would get sick and die if they had to live with friends or relatives if they couldn't find another place. 17% was the number they fabricated.

3rd) it got struct down in Texas by another judge as well.

4th) fun trivia question; What is a common thread between Mad Cow disease and COVID-19?

Many times you don't know what to believe. The article I read yesterday wasn't from a right wing news site. They said the number of homeowner affected by this was around 8-9 million. Even more apt dwellers.

It mainly focused on California housing.

I agree 100% with what you said, but I'm wondering if there will be Democrat cities in Texas, like Austin, that will attempt to keep some sort of moratorium and/or handout going.

That's what they are doing in CA supposedly. You know every major city in Texas is Democratic now: Houston, Dallas, San Antonio, El Paso and Austin. Only Fort Worth is fighting the trend, barely.

Default Who CARES

It was known as Section 4024 of the CARES Act. There were also income limits, plus a whole separate raft of items concerning Active Duty Military, The Service Members Civil Relief Act (SCRA). IMHO, the military ones were righteous and at least they did a great job of making it easy to comply with.

But 4024 only had a 120 day life span, which they kept extending with more rationalizations, claims, modeling and fear-porn as their foundation for stepping all over property laws at the State level, which was very, very weak to begin with, as in - non existent. So they tried to latch it to anything backed by Federal funding sources, as most of those have a clause in them that roughly translates to implied cooperation on the goals and objectives of HUD or some such, i.e. Federal $$ comes with strings attached kiddies...
